Plumbing Repair + Heating Tune-Up

PlumbingRepairTune-UpRepeat CustomerResidential

The client reported issues with the second-floor shower, and the hot water boiler requires servicing. We attempted a repair on the aquastat relay box.

At the second-floor shower, we discovered that the shower faucet needed adjustment. Additionally, the water spout was severely calcified and required replacement. I adjusted the hot and cold water settings and replaced the tub spout. I also sealed all the holes around the faucet.

In the basement, we performed a complete service on the hot water boiler and replaced the deteriorated 6-inch smoke pipe. During the service tune-up of the hot water heating system, we identified an expansion tank that was leaking and needed replacement. We also found a severely calcified relief valve, resulting from the faulty expansion tank, and a temperature gauge that was no longer functioning.

After further investigation, we determined that the problem stemmed from the aquastat relay box, which was set to 220°F—well above the operational temperature limit for most components.

We flushed all the water from the system, cleaned the fire tubes, and installed a zip tie to secure the damper in place to ensure the system would function properly. We then turned on the heat and verified that everything was working correctly.

The client reported that the mini-split HVAC system was not working. Upon arrival, the tenant told us he was hearing a humming noise from the unit. It turns out that the condensation pump was stuck on, after checking the system it looks like during construction the contractor had the system on and a lot of the drywall dust got into the air-conditioning coil, which eventually washed it through the condensation pump and clogged the pump internally.

We tried to open the pump to clean it, but the manufacturer sealed it; there’s no way to clean it, so it needs to be replaced.

We supplied and installed a new 220v pump. We also washed the air conditioning coil; otherwise, it would’ve clogged the new pump.

Turn the system on; everything is working fine, no issues
