Central Air Conditioning Tune-Up

Central A/CTune-UpRepeat CustomerResidential

The client has five central air conditioning condensers that need a deep clean; also, the master's dedicated system is missing about 3 pounds of refrigerant, indicating a micro-leak.

With the client's permission, we begin servicing all AC units; the same service applies to all units.

Remove the fan motors to access the bottom of the condenser. Power-wash and vacuum out all debris inside the condenser. Power wash the condenser coil with water and coil cleaner product , Brush and blow all electrical parts with an air gun, then spray them with an anti-rust product. Test the capacitor for proper voltage. Clean the condenser cover with soap and water; check refrigerant levels with a computerized refrigerant analyzer.

Inside the house, brush the condensate drain trap and pour water into the drain to ensure the line is clear. The client has an electronic air cleaner, so remove all screens, wash them outside, dry them, and reinstall them.

We charged the master system with a little over 3 pounds of R410A refrigerant. We also added a leak stop to attempt to block the micro leak. I advised the client to keep the system on for two hours straight so we could get a good blend of the product and start blocking the leak immediately; please note this is an attempt, although this product has a high success rate on micro leaks in air-conditioning systems. It’s not guaranteed it will work. The client will probably find out next season.

This concludes the A/C tune-up service; the client has a pending heating tune-up visit.

Central Air-conditioning Repair

Client has a 5-ton Coleman condenser unit that stopped working due to a fan module problem.

Upon arrival, the client turned the system on, and immediately we noticed that the compressor will come on, but the fan will not, we then validate the power is reaching everywhere, confirming the diagnostic that the fan module needed to be replaced.

We picked up a new fan motor and module under warranty from the Coleman distributor, installed the new module, and tested it. We also serviced the condenser unit by vacuuming all the debris inside the condenser, power-washing the condenser coil and condenser floor, blowing all the electrical components with an air gun, then turning the system on . Everything’s working fine.
